Turnkey Restaurant Fit-Out in Birmingham
RMM Builders Ltd delivers a turnkey restaurant fit-out in Birmingham as one agreed package, covering the construction, the building services, the catering equipment, the furniture, the signage and a trade-ready handover.
You agree one scope and one programme. We build the unit, install and commission the services, source and fit the equipment and furniture, put your name on the front, and hand it over cleaned and ready to trade. What sits inside your package is set with you before anything is priced.
Every regulated installation on an RMM Builders project is carried out under the scheme that governs it.

What turnkey means on an RMM Builders project
- A turnkey restaurant fit-out is a single agreed package that delivers the premises built, serviced, equipped, furnished and cleaned to a trade-ready standard.
- The word gets used loosely. On some jobs it means the building work only, with the equipment left to you. On others it means the contractor picked your chairs. Neither is much use unless somebody tells you which one you are buying.
- RMM Builders sources, supplies and installs catering equipment, furniture, fittings, signage and branded elements. None of it is automatic. What sits inside your package depends on your brief, your specification, your budget and the approvals your project needs, and all of it is written into your scope before a price is issued. A package with your own equipment in it is still a turnkey package. So is one where you keep the furniture spec and hand us everything else.
—The line
Where the package stops
- A turnkey package covers everything inside the building, and stops at anything only a council, an authority or a landlord can grant.
- No contractor can promise you an approval, and any who does is selling you something they do not control. RMM Builders identifies what your project needs, prepares what sits inside our scope, and tells you early enough that it does not become the reason you open late. The decision itself belongs to somebody else.

Sourcing, supplying and commissioning the kitchen
-
RMM Builders sources catering equipment against your menu and your covers, then positions, connects and commissions it as part of the fit-out.
- Equipment is not a shopping list, it is a services demand. A combi oven, a six-burner range, a blast chiller and a pass-through dishwasher each pull something specific from the building, and the sum decides whether your incoming gas, power and water are adequate. Fixing the equipment schedule early is the single most useful thing you can do for your own budget, because every later change ripples through the gas sizing, the electrical load and the extract volume at once.
- You can bring your own equipment into the package. Plenty of operators already own a cooking line worth keeping, and we will survey it, tell you honestly what is worth reinstalling, and price the connection either way.
Lead times set your opening date, not the building work
Equipment lead times decide the opening date on most turnkey projects, because a single long-lead item holds the commissioning that everything else waits on.
Bespoke stainless fabrication, refrigeration and specialist cooking equipment routinely run to several weeks. We place orders against the programme rather than against the build stage, and we will tell you at scope stage which item is setting your date. If a date matters more than a specification, we will say which piece of equipment to change.
The manufacturer holds the warranty, in your name
Manufacturer warranties on catering equipment sit with the manufacturer and are registered in the operator's name, not in the contractor's.
Two things invalidate them more often than anything else. The first is commissioning by somebody without the manufacturer's approval. The second is skipping the scheduled service. We commission to the manufacturer's requirement and hand you the documentation, and after that the service schedule is yours to keep.
- Once the kitchen is settled, the room in front of it needs furnishing. See commercial kitchen installation.
— Furniture and fittings
Furnishing the room people actually sit in
-
FF&E stands for furniture, fixtures and equipment, and covers the loose items that are installed after the building work is finished.
- RMM Builders sources and installs seating, banquettes, tables, bar stools, decorative lighting, shelving and window dressing. Fitted banquette seating is built as joinery rather than bought as furniture, so it gets designed alongside the layout and made to the dimensions of the room.
- Specification matters more here than it does in a house. Domestic-grade seating in a venue doing two sittings a night fails inside a year, and contract-grade upholstery, frames and finishes exist precisely because of that. We specify to the traffic you are expecting.
- With the inside finished, the outside has to tell people you are there. See interior design and layout coordination.
— Shopfront and brand
Putting your name on the front of the building
-
RMM Builders installs fascia signage, projecting signs, illuminated lettering, window graphics and internal branded elements as part of a turnkey package.
- A shopfront is the only part of the fit-out that works while you are closed. We install to the frontage you have, which in Birmingham often means a narrow Victorian or Edwardian shopfront where the sign has to sit inside an existing fascia rather than across a clean modern elevation.
- You can bring your own equipment into the package. Plenty of operators already own a cooking line worth keeping, and we will survey it, tell you honestly what is worth reinstalling, and price the connection either way.
Signage can need advertisement consent
Advertisement consent is a separate local authority permission from planning permission, and some signage needs it before it can be displayed.
Illumination, size and position are the usual triggers. A conservation-area frontage or a listed shopfront tightens it further, and consent can be refused. We raise it before the sign is designed, because a refused design is a wasted design. The application is yours or your sign designer’s to make, and we install what is consented.
- Signage goes up near the end, which is the same week the venue has to become tradeable. See the Planning Portal guidance on advertisement consent.
